We handle the exterior cleanup after the build is done — so your project closes on time, looks right at handoff, and passes inspection without a punch list full of cleaning items.
Post-construction cleaning is the exterior cleanup that happens after the trade crews are done but before a property is handed over, occupied, or listed. It's not routine maintenance — it's a targeted effort to remove what the build left behind: concrete splatter, stucco dust, paint overspray, caulk residue, adhesive from window stickers, and construction debris on every exterior surface.
Most general contractors and property managers schedule it in two to three passes — a rough clean after major trades wrap up, a final clean before walkthrough, and a touch-up if the property sits before occupancy. Willow Wash can handle one phase or all three, depending on where your project stands.
We work on commercial buildings, multi-family apartment complexes, and new home construction throughout the Bay Area. Every job includes stormwater-compliant practices and a before/after photo report at completion.
Whether you're handing off a warehouse build, preparing an apartment complex for occupancy, or finishing a new home — we work around your schedule and your closeout requirements.
You need cleanup done on a specific timeline and documented for the owner. We coordinate around your punch list, provide COI naming your GC firm or the owner's rep, and deliver a completion report with photos. Same-day COI available on request.
You're managing occupancy timelines and need a vendor who shows up on schedule and doesn't create new problems. We document everything, comply with California stormwater regulations, and provide a completion report you can hand to ownership.
Your buyers are walking through for the first time. Concrete haze on windows, stucco dust on the driveway, and construction debris on the entry create the wrong impression. We handle the exterior cleanup so the home looks finished — because it is.
Most projects need two to three passes. We can handle one phase or all three — scoped to your project's current stage and handoff timeline.
Scheduled after major trades wrap. Gets the site presentable for inspections and subsequent trade work.
The primary scope. Scheduled before owner walkthrough, occupancy, or listing. This is what most projects need.
Scheduled if the property sits between final clean and occupancy, or after punch list trades re-enter the site.
Add any of these to your post-construction scope. Quoted separately based on site conditions — no surprises on the invoice.
Simple, documented, and built around your project closeout timeline — not ours.
We assess every exterior surface, note site conditions, access points, drainage, and stormwater requirements before writing a proposal.
You receive a detailed estimate broken down by phase and surface area. COI provided on request. No hidden fees, no change orders unless scope changes.
We coordinate around your punch list and handoff date. After-hours and weekend scheduling available when your timeline requires it.
Every surface in scope cleaned and documented. Storm drains protected, wastewater contained and disposed per California regulations throughout.
Final walkthrough on-site. Before/after photo report delivered — ready for your closeout package, owner handoff, or project records.
Post-construction pressure washing generates wastewater contaminated with concrete dust, stucco residue, paint overspray, and cleaning agents. In California, allowing that runoff to reach storm drains is a compliance violation — and on a construction site, that violation lands on the GC or property owner.
Every Willow Wash exterior cleaning job on a construction or post-construction site includes storm drain blocking, wastewater containment, and compliant disposal as standard practice — not an upgrade. We follow California stormwater management regulations and do not allow contaminated runoff to enter storm drains or waterways.
If your project has a specific SWPPP requirement or the owner is asking for documentation, let us know upfront and we'll coordinate accordingly.
All storm drains within the work area are blocked before any water is applied to the site.
Runoff is directed, contained, and collected — not allowed to sheet-flow into storm infrastructure.
Wastewater is disposed to appropriate sanitary outlets — never to storm drains, waterways, or unpermitted areas.
Completion report with photos provided on every job. SWPPP coordination available for projects that require it.
We don't post flat rates because post-construction scope varies significantly by project size, surface conditions, and phase. Every estimate is scoped on-site or from project plans — here's what drives the number.
We understand construction closeouts run on deadlines, documentation, and accountability. Here's what makes us the right call.
We schedule around your punch list, trade sequencing, and handoff date — not a fixed calendar. After-hours and weekend availability when your project requires it.
COI naming your GC firm, owner, or lender available same day. W-9, vendor setup docs, and completion reports with photos — all ready when your project needs them.
Storm drain blocking, wastewater containment, and compliant disposal are standard on every post-construction job. No add-on, no upsell — it's how we operate.
Before and after photos on every job, organized by surface area. Useful for your closeout package, owner reporting, or just protecting yourself if scope questions come up later.
Fully licensed for commercial exterior cleaning throughout California. General liability and workers' compensation carried on every job. Your site and your liability are protected.
Combine post-construction cleaning with window cleaning, parking lot washing, or dumpster pad cleaning in one mobilization. One crew, one invoice.

We'll walk the site, build a phase-by-phase proposal, and provide a COI — all before any work begins. Most estimates delivered same day.
A rough clean happens after major trades wrap — it gets the site presentable for inspections and follow-on work but isn't finished quality. The final clean is the primary scope, done before walkthrough or occupancy, and includes full surface washing, window cleaning, and parking area cleanup. A touch-up is a shorter re-clean scheduled if the property sits before occupancy or if punch list trades re-enter the site after the final clean. Most projects need at least a final clean; larger or phased projects benefit from all three.
Commercial buildings (office, retail, warehouse, industrial), apartment complexes and multi-family developments, and new home construction throughout the Bay Area. If it has exterior surfaces that need post-construction cleanup, we can scope it. Contact us with your project type, square footage, and target handoff date.
Yes. Willow Wash carries general liability and workers' compensation insurance. We can provide a Certificate of Insurance naming your GC firm, the property owner, or a lender as additional insured — typically delivered same day on request. We also provide W-9 and vendor setup documentation for projects that require it.
Storm drain blocking, wastewater containment, and compliant disposal are standard on every post-construction exterior cleaning job — not an add-on. We follow California stormwater management regulations and do not allow contaminated runoff to reach storm drains or waterways. If your project has a SWPPP requirement or the owner is requesting specific documentation, let us know upfront.
Standard adhesive and sticker removal from window glass and light paint overspray on hard surfaces are included in the Final Clean scope. Heavy overspray covering large areas, thick adhesive residue left by multiple layers of protective film, and restoration-level stain removal are quoted separately based on the extent of the condition. We'll identify and flag anything outside standard scope during the site walkthrough before giving you a proposal.
We do not perform hazmat, asbestos, lead, or mold remediation. We do not offer duct cleaning, restoration-level stain removal, or heavy debris hauling unless separately quoted. Areas requiring specialty access equipment beyond standard reach are quoted in advance — we don't assume access and we don't charge for surprises we didn't scope.
Yes. We schedule around your punch list, trade sequencing, and handoff date. After-hours and weekend scheduling is available when your project timeline requires it. Give us your target completion date and any access constraints and we'll build a schedule that works around your site.
Most estimates are delivered same day or next business day. Mobilization timelines depend on project size and current schedule — for standard scope we can typically begin within a few days of approval. If your handoff is urgent, call us directly at (669) 254-7406 and we'll prioritize accordingly.
Yes. Every post-construction job includes a before/after photo report organized by surface area, delivered at job completion. This is standard on every engagement — no extra request needed. If your closeout package requires additional documentation beyond photos (compliance records, scope confirmation, etc.), let us know in advance and we'll structure accordingly.
Yes. Many clients combine post-construction exterior cleaning with window cleaning, parking lot washing, or dumpster pad cleaning into a single mobilization. One crew, one invoice, one point of contact — more efficient and typically more cost-effective than separate calls.
Yes. We're equipped for large commercial projects — apartment complexes, multi-building office parks, warehouse campuses, and retail developments. We'll scope the full property, build a phased cleaning plan if needed, and coordinate access across all buildings and common areas. Contact us with your project square footage and we'll confirm capacity.
Yes, a minimum applies to cover mobilization and equipment costs. Contact us for the current minimum — it varies by service type and location. Most post-construction scopes on commercial properties and multi-family projects exceed the minimum without issue. For smaller new home construction jobs, we'll give you a straight answer during the estimate call.
Serving general contractors, developers, and property managers throughout the South Bay, East Bay, Peninsula, and surrounding communities.
The South Bay and East Bay are active construction markets — new warehouse developments along the 880 corridor, multi-family projects throughout San Jose and Fremont, and infill residential across the peninsula. Willow Wash is local to this market and knows how Bay Area site conditions, coastal moisture, and mineral-heavy water affect post-construction surface cleanup. We don't subcontract your job out of region.
Free site walkthrough and estimate. Phase-by-phase proposal. COI available same day. Let's get your project to handoff.
