Yes, in most cases. Fresh to moderately aged oil stains respond well to pre-treatment with a commercial degreaser followed by hot water pressure washing. Very old, deeply saturated oil stains — those that have been sitting for several years — may be lightened but not fully removed. We'll assess the stains during the estimate and give you an honest expectation before we start. We never promise full removal on heavily aged stains.

Yes, when done correctly. Pavers and natural stone require lower pressure settings than poured concrete — typically 1,200–1,500 PSI with a wide fan tip rather than the 3,000+ PSI used on concrete slabs. High pressure on pavers erodes joint sand and can etch softer stone like travertine or limestone. We adjust pressure and technique for every surface type before starting. If you have recently sealed pavers, let us know so we can adjust accordingly.

California's Regional Water Quality Control Boards prohibit pressure washing wastewater from entering storm drains — this includes water contaminated with oil, detergent, and debris. For commercial properties, non-compliance can result in fines. For residential properties in HOA communities, it can create liability issues. Willow Wash blocks drains, uses containment berms where necessary, and recovers wash water on all commercial jobs. Residential jobs use biodegradable, low-impact detergents and manage runoff to landscaping where permitted.

A standard residential driveway (two-car, roughly 600–800 sq ft) takes approximately 1–1.5 hours. Adding a patio and walkways typically brings a full job to 2–3 hours total. Larger properties, heavily stained surfaces, or multi-level driveways take longer and are accounted for in the quote. Most residential summer cleaning jobs are completed start to finish in a single half-day visit.

For driveways, please move vehicles off the surface if possible. For patios, we can move lightweight furniture to clean underneath — or if you'd prefer to keep it in place, we work around it. We'll confirm with you before the appointment what access we'll need. We handle moving most patio items ourselves as part of the job; we just ask that you clear any fragile décor or plants from the immediate work area.

Yes. Wood fences require low pressure — typically 500–800 PSI with a wide tip — to clean without raising grain, splitting boards, or forcing water into joints. Vinyl and composite fences can handle moderate pressure. Block and CMU walls accept high pressure. We never use a single pressure setting for all fence types. If your fence is older or shows any existing damage, we'll assess it during the estimate and let you know if there are any surfaces we'd recommend avoiding.

Yes. We offer monthly and quarterly commercial pressure washing contracts for retail storefronts, office buildings, apartment complexes, parking lots, and HOA common areas throughout the Bay Area. We provide COI naming your company as additional insured, W-9 documentation, vendor portal registration, and service reports on request. Most commercial clients bundle multiple services — pressure washing, window cleaning, and building exterior washing — into a single recurring visit for cost efficiency.

Sealing after pressure washing is a good practice for concrete and paver driveways — it locks out oil, extends the surface life, and makes future cleaning significantly easier. For concrete, allow 24–48 hours of drying time after washing before applying sealer. We don't currently offer sealing as a service, but we can advise on timing and product type based on your surface. A freshly pressure-washed surface is the ideal starting point for any sealing project.
